Types of Flat Roofs and Repair Guidelines

Several homes and buildings opt for flat roof structures to give a subtle appearance. Although flat roofs seem quite promising, they can require a lot of vetting. Flat roof repair companies often offer a periodic check for damage and cracks that will keep your shelter in good condition.
We often fall for the versatility of flat roof designs. But even a small crack can cause major damage to the structure. Furthermore, if it appears in front, it may raise doubts about its reputation. In this scenario, a commercial flat roof repair can save you money.
As an introduction, flat roofs are not actually flat and have small, inconsistent gaps in the roof slope. Typically, these gaps are ¼” to ½” for each foot. A slight slope will provide good water drainage, but if not well maintained, it can be a big problem.

The good thing here is that there are several material options that will take you away from the traditional flat roof system. This also increases the reliability of the upper roof.
If we look at the various types, flat roofs can be categorized as:

Single Layer Membrane

This type of coverage is the preferable shielding technology. Most of them are preferred in commercial construction type. Professionals call this “Elastomeric”.
These roofs have certain varieties:

  • Neoprene
  • EPDM
  • Chlorinated polyethylene and chlorosulfonated polyethylene sheets
  • PVC
  • Modified with polymer

Among all these types, EPDM (synthetic rubber) is the most preferred. This is widely used in residential and commercial use. So, if nothing, you can always suggest to the contractor to put an EPDM roof protection.
Conventionally and technically, these membrane roofs are implemented in several ways. EPDM roof types are tied together by welding or tacking.

Modified Bitumen Roof

This was the result of a strategic replacement technology for the BUR. During the 1960s, this was formulated to add a polymer layer to the roof with BUR sheets. According to the project needs, this type of flat roof can be implemented. Various installation methods include:

  • Applied Technique with Torch
  • Technique Applied to Cold
  • Self-adhesive technique
  • Technique Applied to Hot

This is known to provide greater elasticity to the roof, even at low temperatures. Polymers are polypropylene that offers features like rubber roof.

Built Roof

BUR or Built Roofs that have solved the problems of shielding houses for a long time. Constructed roofs are implemented with several different layers. In this type of roof, bitumen is used with a steaming mop.
The application of hot tar mixes with the bitumen and gives the appearance of a monolithic roof membrane. The asphalt layer on the roof overlaps until the application becomes thick. A top surface made of stone particles is applied to the top layer. This protects the roof from UV rays.
Some general repairs with these flat roofs can be accomplished with a little more dedication. If you are afraid of heights, several flat roofing professionals can help you. The best part is that it takes as little time as possible.
If you want to do it yourself, here are the steps :
The first step is to know the type of roof.

  • After that, be ready to give the surface a good cleaning. The main part is to remove the deposited gravel. This is done to facilitate the flow of water. After that, remove all dust and dirt to make a good repair.
  • Once the surface is completely clean, you can apply primer at any time. By doing so, you will provide long-term performance leverage to the patch.

During winter and snow, the roof layers become saturated. In this case, you must use a flame spreader nozzle.

  • After the primer has completely dried, proceed to applying the adhesive. The patch must be installed with asphalt-impregnated cotton fabric. After applying the 4-inch fabric, you can proceed with the 6-inch layer.
  • With the help of a trowel, you can fill the roof surface with cement. This must be deployed evenly to cover the entire patch area.

So here's the patching and cementing work. After the layers have dried, apply a finishing layer of asphalt mastic.

Can you make your flat roof leak proof?

Flat roof leak may come as a shock to you. Your investment could be in vain if you don't take the necessary precautions. Therefore, if you have a roof over your head that can save you from stormy and rainy nights, then it must be leak-free. Additionally, if you are dealing with a flat roof, this may be a more important factor. Your flat roof will quickly show a leak as water quickly enters the break. Therefore, before doing a blind flat roof repair, you should check the causes of the roof leak. So why not understand the problem before solving it?

Causes of flat roof leaks:

Some key factors that affect flat roof leakage are:

  • Being surrounded by a harsh environment. This can cause cracks and breaks in the roof.
  • Water collection that takes away standing water. This weakens the roof surface and makes it less durable.
  • Outdated roof installation and insulation techniques can cause decreased longevity. In this condition, extreme weather conditions and temperatures can cause the roof to tear.

You can always fix the problem, but it will put another maintenance charge on your budget.
If the condition is very serious, some replacement options are:

  • Metal roof installation
  • Built-up Roof or BUR
  • Spray Coating
  • Bitumen application

Only by understanding the intensity of the situation can you make a lasting and cost-effective decision. You will know when your roof is simply worn out and replaceable.
