This is something I always get confused about – Strategy and Tactics. I always have to check and it turns out that Strategy is deciding what you are going to set as goals and Tactics is deciding how you are going to achieve them.
So there we are – strategy decided. Yours is also improve the performance of your construction project! This is a bit short and sweet for a blog, so we'll take a look at your proposed tactics.
Now, the first thing I want to convey is this, and it comes from my years as a freelance project turnaround specialist: – If you want to improve the performance of your construction project, get a detailed Program for Completion (DPC) together! Do this in discussion with your subcontractors; they will advise on what is practical and possible. After your DPC displays copies of it everywhere so the “dirty nail brigade” can see it. So why do I say this?
On a commercial construction project, most skilled tradespeople work on pricing. They are also a greedy bunch! If they can see a CPD and know what they should do and when, they think to themselves “Oh, that’s great! If I can leave this job a few weeks early, that will mean two extra weeks of money this year! Paid family vacation!” What happens is that your construction project will probably be ready for delivery before the contracted date. It makes you look “really good”!
However, there is a downside to this unexpected acceleration. This means you need to make regular updates to your DPC and release the revised version. You must also ensure that materials will be available to meet the revised CPD. Revising it may also change the Critical Path, so be careful with that!
Another little tip to improve the performance of your construction project is the following: walk around the site as often and for as long as you can. While you're at it, criticize any bad work; obtain it in the early stages, before any subsequent work is done in the area. This saves time, but there's another little twist. Guys don't like having their work criticized, so they'll work better in the future to show how good they really are! Good, fast and qualified labor? Give generous praise to the guys who did this! They will do even better and faster if they know that you know how good they are!
