Designing and building your new home? Tips, advice and things to know!

Building a new home has its ups and downs that you should consider well in advance.

One moment you may be extremely stressed, the next – full of joy and enthusiasm, and to get the best out of the experience, you need smart solutions and well-informed decisions.

1. Plan… and then plan some more

Typically, most people opt for a permanent construction loan. Banks set timelines to determine which steps require payments to the contractor. In most cases, this happens once a month. A bank representative will inspect each phase of construction, and you can pay off the mortgage as soon as your new home is complete.

3. Build the perfect team

We cannot emphasize enough how important this is. You have to collaborate with the architect and contractor throughout the construction process. To ensure the process goes smoothly, you must establish effective communication with the staff working in your new home.

  • Take your time before choosing contractors.
  • Find multiple builders.
  • Interview each one.
  • Ask for photos of completed projects.

Always strive to be kind to your construction manager. Work is already stressful enough to manage multiple teams in different locations simultaneously. Construction managers also hold the power card when completing construction tasks and steps: maintaining effective communication and a professional business relationship. Also, remember that contractors are not employees – they are service providers who follow construction documents and a contract.

9. Document everything, photos and videos

Collect visual evidence during the home construction process. You can use them as leverage if you don't like the result of a certain feature or if the builders don't follow the approved design.

It's also helpful to take photos and videos from the framing stage when the plumbing and electrical wiring are in place. This way, you will be able to find pipes and wiring more easily if you decide to renovate in the future.
